Once you have instructed us to carry out the work, we will make an appointment to come round and do the initial survey. Within a few days you will have the first draft. This will be a starting point, and you can make as many changes as you need. We then go back and forth until you are totally happy with the design. Once you are happy I will buy the OS map and complete the application.

We then submit your Planning Application, we fill in all the forms and deal with any enquiries the Planner may have. Within a few days of the plans being submitted we will receive a "Decision Date". This is a 58 day period. 97% of my applications go through with no trouble, but if the application is turned down, then we get one free resubmission. I will speak to the planners to find out what they are looking for, make the changes, then put the application in again. After the application goes through again, you will have "Planning Permission Granted".

In a few cases you will not need full Planning Permission, but can have the work carried out under Permitted Development. There is a set amount of work that residents can carry out without the need for Planning Permission. If you decided to go down this route, you have two choices.

  • The first is to go straight ahead with the Building Control Application, being happy that you do not need full Planning Permission.
  • The second is where the Council confirm that the project does fall within these parameters, this is called a "Lawful Development Certificate". It is half the cost of full planning. We will advise on your options here.
